reasons for establishing Resi Body Corporate

Our History & Beginnings

Resi Body Corporate was founded by Alex after he bought an apartment and experienced firsthand the frustration that many owners face with owners corporation managers. Issues went unresolved and communication was unclear (or usually non-existent). Owners weren’t given any options, they were simply told how things were going to be.

Inspired to create something better, Alex built Resi with a clear purpose: to educate and empower owners. Instead of telling people what to do, Alex had the vision that Resi would explain the options available, share what works (and what doesn’t), and help owners make confident, informed decisions.

At Resi, it all comes down to peace of mind: knowing your townhouse estate is in good hands, with a team that genuinely cares about doing things properly.

The Trusted Experts Specialising In Townhouses

We’ve made the deliberate choice to specialise in townhouses, which gives you a better, more focused service. Townhouses have different needs to apartments, due to the physical layouts and types of common property found within a townhouse estate, the types of owners and the issues that arise. By narrowing our scope, we can streamline our processes, reduce complexity internally and ultimately spend more time where it counts – delivering value to our owners.

Our managers aren’t tasked with managing complex infrastructure such as lifts, shared roofs, car stackers, basement issues. This means that we won’t be splitting our attention between urgent apartment issues and your townhouse estate. We’re not taking juggling calls about a 40 apartment building with no hot water, we’re completely focused on you.

It also means that our staff training can be faster and more consistent, keeping our team sharp and ensuring that everyone you talk to at Resi is knowledgeable, reliable and on the same page. With a portfolio split between apartments and townhouses, our focus would always be split between the two.

At the end of the day, we wouldn’t be able to provide that 5-star level of service that we believe owners deserve. Our goal is to stay efficient, responsive, and genuinely committed to helping you improve the value of your townhouse estate.

Fixed fees align our interests with our clients

The Fee Structure Behind A Trusted Relationship

Our fixed-fee model does more than provide cost-certainty to our clients, it aligns incentives between a strata manager and the owners they serve. Our managers are invested in the outcome, not the hours spent managing issues. This means that we can focus on matters as they arise and keep the townhouse estate running smoothly.

For townhouse owners and committees, this matters. The relationship owners actually want with their strata manager is straightforward: clear advice, transparent costs, and someone who treats their property like it matters. A fixed-fee structure creates the conditions for that relationship to exist.

Put simply, the core work involved in managing a townhouse estate is part of our management fee, including:

  • Conducting routine site inspections
  • Managing standard maintenance and repairs
  • Preparing and sending standard and special fee notices
  • Arranging and chairing annual general meetings, and sending any notices and minutes following the meeting
  • Responding to day-to-day enquiries and administration

Trust in strata management isn’t built by saying yes to everything. It’s built by giving clear advice, especially when it’s difficult, and having the judgement to push back when it protects the interests of the owners corporation. The best strata managers help owners make better decisions about the townhouse estate they live and invest in.

what we do

Strata management contracts Are a thing of the past

What’s The Issue With Lock-In Contracts?

In our experience, contracts only exist to protect management companies, not owners. Long-term contracts don’t guarantee good customer service, they just give companies excuses to prevent owners from changing when they’re ready to make the switch. Even worse, they use it as an excuse to take more money from owners – we’ve seen companies tell owners that they’re entitled to the entire owners corporation fees until the end of the contract term (which is a complete lie)!

Resi offers month-to-month contracts so that:

  • We continually provide an exceptional level of customer service to our clients
  • You can vote with your feet if we don’t deliver on our promises
  • We are upfront and transparent about everything happening at your townhouse estate

If you are stuck in a contract and want to change, it’s a lot easier than you think. Get in touch with us today to find out how we can make it easy for you.

Strata Management that goes beyond administration

Practical Advice That Helps Committees Make Better Decisions

In owners corporation management, the safest path for a manager is often to quote the relevant legislation, present the options, and leave the committee to decide what to do. It limits liability, but it also means important decisions land on volunteers who never expected to become experts in strata management. The result is familiar to many owners: long discussions, circular debates, and issues that sit unresolved for far too long.

We take a different approach. When an issue is raised, we take the time to understand what is actually happening and what will resolve it. The committee then receives a clear recommendation:

  • What we believe should be done
  • Why it will work
  • Why other options are unlikely to achieve the result everyone is looking for

Making our advice clear and explicit means that we take responsibility for it, rather than leaving committees to work it out on their own.

The committee still makes the decision, that responsibility always sits with them. The difference is that they are making it with informed guidance rather than simply reviewing a summary of competing opinions.

Our accountability matters after the decision is made as well. When owners have questions later, they usually come to us. Because the committee made its decision with a clear recommendation and reasoning behind it, we are able to explain how the outcome was reached and stand behind the advice we provided.
