On the surface, strata management looks like an administrative role. Every day there are questions from owners, tenants, property managers. There are contractor quotes to review and compare, insurance claims to chase up, budgets to review and prepare, and most of all a lot of emails. But it’s the work underneath that is advisory and the key to succeeding at Resi. Our owners expect a strata manager who can anticipate problems, lay out their options, explain the likely outcome of each and help them make an informed decision.
Because we only manage townhouse estates, not apartments, it means the work that our managers do is more proactive than reactive. You have the time to follow through on what you’ve committed to, anticipate problems before owners need to raise them and give actual recommendations rather than just relaying the information and stepping back.
The balance between reactive and proactive work is a skill that takes time to develop. When you struggle to understand what is urgent and and how to manage them best, it’s easy for the day to become entirely responsive. Is Resi The Right Company For Me?
When Resi was first founded we made the decision to not have any lock-in contracts. We knew that clients who weren’t happy would leave, regardless of whether or not they were in a contract. Sometimes a long-term contract would aggravate owners even more! The only thing that actually led to owners staying with a strata management company was the manager delivering on their promises. This principle shapes how the business is run internally too.
In practise, this means you will have dedicated time to sit down with your team leader to discuss your portfolio, including your current priorities, new challenges that have popped up and any support you may need. This review also gives you the opportunity to ensure that all matters are progressing and nothing falls through the cracks, and that you’ll have someone across your work who can help if you need it. Speaking of help, your team leader will always be accessible, and questions are always welcome. Our approach isn’t to hand you the answer every time, sometimes you’ll be guided towards working it out yourself, but our goal is to build your problem-solving capability rather than create dependency.
Working in a small company means unique problems are solved differently. Issues get worked through collaboratively, and you’ll often find yourself having conversations with everyone about tricky situations, working through options together and coming up with creative solutions. Your work and progress are visible too, which means good work gets noticed and acknowledged straightaway and development happens quickly.
Portfolio sizes are smaller than a large firm, which means you build a real familiarity with your clients and their townhouse estates. The role is broad by design: you manage your portfolio completely rather than handing off parts of it, you get the responsibility of resolving any issues but that ownership over your portfolio is where the satisfaction comes from.

Strata management draws on an unusually broad range of knowledge, such as how assets like sewer pumps and automated gates work, different insurance products and insurance claims, how to manage disputes (formally and informally), how to prepare a draft budget that is in the owners corporations’ best interests and then explain that to owners at an annual general meeting. No single career path covers all of that. We don’t expect you to start at Resi knowing all these things, and we don’t expect you to, but that you’re the kind of person who finds that range and variety interesting rather than overwhelming.
The key traits for a successful strata manager at Resi are curiosity, a genuine willingness to learn and the ability to take on feedback and implement the changes.
