what it means to proactively act in the best interests of owners

Avoiding Automatic Price Increases Through Contract Negotiation In Waste Services

When we reviewed this owners corporation’s waste management contract, we negotiated with their existing waste collection provider and saved over $20,000 per year, without switching companies or disrupting services. These kinds of savings are increasingly important as Victoria’s landfill levy continues to rise. Since China stopped accepting waste imports in 2020, Australian landfills have absorbed what was previously exported, and the resulting levy increases flow directly to owners and residents through higher annual waste contractor fees.

Unlike other contractors who may service townhouse estates (like gardeners or electricians), waste companies typically operate on fixed term contracts, increase their fees regularly and charge exit costs when changing providers. Rather than simply accepting annual increases, we always obtain multiple quotes and use them to negotiate with the existing provider. Part of our role is to ensure that our clients get the most competitive price available, ideally without the disruption or cost of changing companies.

What Happens When Hard Rubbish Goes Ignored On Common Property

When owners at a residential townhouse estate appointed us as their new strata manager, one of the first issues we identified was months of accumulated hard rubbish across the common garden areas. This was something the previous manager never attended to or never addressed. We arranged a once-off removal and full clean-up straight away, without excuses or delay, and owners were immediately grateful.

Beyond the visual improvement, there was a practical reason to act fast: hard rubbish attracts more hard rubbish. When residents (or even neighbouring properties) see an existing pile, they’re more likely to add to it. The longer it sits neglected, the larger and more costly the removal becomes. Hard rubbish removal costs increase significantly the longer it’s left. By acting quickly, we were able to stop that cycle before it compounded further.
